Mesa Ridge is a luxury, guard-gated single-family home community developed by Toll Brothers. Located in The Mesas Village of Summerlin South, construction on homes in Mesa Ridge began in 2019, with an anticipated closeout in 2023.
Within Mesa Ridge are four subdivisions each with their unique models, price points, and floorplans. They include the two-story View Point and Sky View, and the single-story Overlook and The Peak.

Where is Mesa Ridge Located?
Mesa Ridge is in the Southwest part of the Las Vegas Valley. The community sits at the end of Mesa Park Drive, west of Mesa Park. The major crossroads are Hualapai Way and Russell Road.
Commutes and Drive-times from Mesa Ridge
Although Mesa Ridge is in an excellent location for shopping, parks, and recreation, commutes may take longer since the drive to the nearest freeway at Russell and the 215-beltway is eight to ten minutes.

- Red Rock Canyon: 10.6 miles, 19 minutes
- Las Vegas Strip: 10.6 miles, 27 minutes
- Allegiant Stadium: 9.5 miles, 22 minutes

Mesa Ridge Models
View Point
View Point is one of two two-story neighborhoods within the guard-gated Mesa Ridge. The The community’s official name from the Clark County Assessor office is Summerlin Village 16 Parcels Abcde-Village 1.
Mesa Ridge Sky View homes were built between 2020 and 2022, and offered four models which include:
- Arnight: 4 Bedroom, 4.5 Bath, 4,611+ sqft.
- Keystone: 4 Bedroom, 4.5 Bath, 4,414+ sqft.
- Spring: 4 Bedroom, 4.5 Bath, 4,445+ sqft.
- Willow: 4 Bedroom, 4.5 Bath, 4,351+ sqft.
The base price of models began at just under $1 million, excluding the lot premium and upgrades.
Overlook
Overlook is a single-story community within the guard-gated Mesa Ridge community. The community’s official name from the Clark County Assessor office is Summerlin Village 16 Parcels Abcde-Village 2.
Mesa Ridge Overlook homes were built between 2020 and 2022, and offered three models which include:
- Bridge: 3 Bedroom, 3.5 Bath, 3,229 sqft.
- Grand Circle: 3 Bedroom, 3.5 Bath, 3,418 sqft.
- Sandstone: 3 Bedroom, 3.5 Bath, 3,467 sqft.
The base price of models began at $953,995 up to $1.01 million, excluding the lot premium and upgrades.

The Peak
The Peak is a single-story neighborhood within the guard-gated Mesa Ridge community. The community’s official name from the Clark County Assessor office is Summerlin Village 16 Parcels Abcde-Village 3.
Mesa Ridge The Peak homes were built between 2020 and 2022, and offered three models which include:
- Boulder: 3 Bedroom, 3.5 Bath, 3,624 sqft.
- Cascade: 3 Bedroom, 3.5 Bath, 2,853 sqft.
- North: 4 Bedroom, 4 Bath, 4,164 sqft.

Sky View
Sky View is a two-story community within the guard-gated Mesa Ridge community. The community’s official name from the Clark County Assessor office is Summerlin Village 16 Parcels Abcde-Village 41.
Mesa Ridge features four communities, the two-story View Point and Sky View, and the single-story Overlook and The Peak. Mesa Ridge Sky View is part of The Mesa Village and Summerlin South.
Mesa Ridge Sky View homes were built between 2020 and 2023, and offered four models which include:
- Calico: 4 Bedroom, 4.5 Bath, 4,398+ sqft.
- Knoll: 5-6 Bedroom, 5-6 Bath, 4.598+ sqft.
- Oak Creek: 5 Bedroom, 5 Bath, 4,877+ sqft.
- White Rock: 5 Bedroom, 5 Bath, 5,007+ sqft.

The Clubhouse at Mesa Ridge
Residents of Mesa Ridge have access to the private clubhouse. Inside, the Clubhouse features a state-of-the-art gym and ample lounge and seating areas.
The clubhouse sits on 5.76 acres and is surrounded by activities, like a pool, bocce ball, grass fields, and a playground with a picnic pavilion.

School zoning for Mesa Ridge
School zoning can change from neighborhood to neighborhood. Children living in Mesa Ridge are zoned for the following schools:
- High School: Durango
- Junior High: Fertitta Frank & Victoria
- Elementary School K-5: Abston Sandra B
has a mix of year-round or 9-month elementary school classes. Schools zoned for Mesa Ridge are on a 9-month schedule.
Mesa Ridge HOA dues
A homeowners association is responsible for the management and upkeep of a neighborhood. With it comes a set of rules and regulations called CC&Rs which stands for covenants, conditions, and restrictions. Homes in managed communities also pay HOA dues.
- Mesa Ridge Overlook monthly dues are $278.
- Mesa Ridge The Peak monthly dues are $240.
- Mesa Ridge Sky View monthly dues are $270.
- Mesa Ridge View Point monthly dues are $270.
Summerlin South dues are $55 a month.
When purchasing in an HOA community, you receive an HOA resale package that explains the rules, regulations, and upkeep. Dues in Mesa Ridge maintain the Mesa Ridge Community Center and offer the following:
- Common area landscaping: Yes
- Security(roving or gated): Yes
- Gated grounds: Yes
- Maintenance: Yes
- Common area taxes: No

About The Mesa Village
The Mesa Village is a 497-acre village best known as the new home for Bishop Gorman High School, the Mesa Ridge Toll Brothers community, and the 17.5-acre Mesa Park.
Mesa Park features three little league baseball diamonds with a concession stand, tennis courts, basketball, and open field space.
Bishop Gorman High School is a private Catholic college preparatory school. The 52-acre campus and 187,000-square-foot school won the 2014, 2015, and 2016 National Football Championships.
The school was located near Downtown Las Vegas for over 50 years.
